Guests. Any/all guests (including dogs) staying in the property must be identified as part of the booking process. Your booking is personal to you and you cannot assign or transfer it to any other person without our prior written agreement. Age of children and breed of dog(s) are requested to enable us to ensure accommodation is set up to best suit everyone’s needs.

Please adhere to all notices displayed around the property, they are designed to benefit your stay and for others staying after you.

No stag or hen parties or other events.

Dogs. Family dogs are very welcome at our properties.  Whilst all of our property’s welcome dogs, the number and size of dogs does vary based on the property in question so please do check out our website property pages for the relevant information, or ask us should you be unsure. We try not to have too many doggie rules as we want them to be able to enjoy their holiday as much as you do. We also realise that the majority of our guests are very responsible owners…

  1. Dogs – must be over the age of 6mths old, fully house trained and up to date with flea/worming treatments.
  2. Mess – Please clean up after your dog(s) – both inside and out.
  3. Snoozing – Please bring your own throws/covers if you know that your dog(s) will want to snooze anywhere but on the ground. Please ask us if you would like us to provide a crate for your dog(s) to use (small or large size available)
  4. Home alone – Please only leave your dog(s) alone in the property if you are very confident that they will settle quickly. If you know that they can be destructive or reactive when left alone, or they suffer from separation anxiety, please do not leave them unsupervised for any period. Its not fair on your dog(s) (or on us if they cause damage!) Dog sitting may be available, please enquire ahead of your stay if this may be something you are interested in arranging.

Breakages  – We understand that accidents happen and should the odd glass or mug get broken during your stay then please don’t worry but do just let us know so that we can replace it.  However should a larger or more expensive item be damaged or broken please inform us immediately so that we can discuss replacement.

Breakdowns – Should an item stop working during your stay please do let us know immediately so that we can arrange for it to be replaced or repaired. As we have very limited time on changeover days it is important that we know of any breakdowns as soon as they occur.

Issues or concerns during your stay You must notify us immediately should you have any cause for concern and give us the opportunity to rectify matters.

Arrival & Departure times The property is available from 4pm on day of arrival and must be vacated by 10am on day of departure unless otherwise agreed with owner.

Arrival information & key collection Check in information will be shared by email 7-10 days ahead of arrival. Should you require any information earlier e.g if looking to book a supermarket delivery, then do just ask. We will provide the key safe code by text message on the morning of check in.

Location. Situated in quiet residential areas guests are requested to respect neighbours and to keep noise to a minimum at all times both inside and outside of the properties.

Fire Prevention. You agree to do everything that you can to prevent a fire in your accommodation:

In your accommodation you may not:

  1. Use candles, tea lights or anything similar
  2. Smoke, or put ‘ends’ in the inside bin. Any smoking should be well away from the property.
  3. Interfere with fire alarms or other fire safety equipment provided.
  4. Leave any personal items charging overnight or when you are not in the property.
  5. Use any of your own electrical items, other than small personal items such as phone chargers, lap tops, and hair related products in the property without prior written agreement.
  6. Charge or store electric bikes in your accommodation or charge EV cars via windows.

Please ensure that the route from the bedroom/s to the exit is not obstructed with any items that may impede exit in event of fire.

Hot Tub (Hengistbury Reach). The hot tub is emptied, cleaned, and refilled between bookings. As such, on days where the air temperature is cold, please be aware that the water temperature on the evening of arrival may not have had time to heat up to optimum 38 degree temperature.

The hot tub will be monitored and maintained throughout your stay requiring us to access the garden area (only) through the side gate to do so.

Whilst we will do everything possible to ensure the hot tub is fully functioning throughout the duration of your stay this cannot be guaranteed and is not grounds for a refund. We may on occasion offer up to £20 per night as compensation should the hot tub be out of action through no fault of your own.

Inspection. We reserve the right to inspect the premises during any holiday let. Where hot tub is being used we will need to regularly visit to check water and chemical levels. (Hengistbury Reach)

Termination of contract. We will terminate any holiday let should there be evidence of ‘disturbance’ within the property, any illegal activity, extensive damage and vandalism to the property or public disorder offence involving the police. In this instance, there will be no refund of monies paid in lieu of accommodation. We thank you for your cooperation.
